Opening budget & operating fees
The KES 21m budget includes KES 8m building adaptation, KES 3m furniture and safety equipment, KES 0.8m technology, KES 1.2m lease deposits, KES 1m DUMA launch, KES 4m working cash and KES 3m contingency.

Start with the business case
First stage: KES 250k feasibility and site assessment, credited within the KES 1m launch fee. Assess demand, fee levels, site readiness, capacity and costs before committing the full capital.
Fund the period before the school fills
Target enrolment: 180 → 260 → 340 pupils in Years 1–3, with capacity for 360. The KES 4m working-cash reserve funds early operations while enrolment grows.
One ongoing operating package
The 8% fee on collected tuition covers DUMA’s brand, academic system, teacher development, management and reporting. The headteacher, teachers, rent, maintenance and local school expenses remain in the school budget.

Property income & project structure
Choose a property lease, a school you own under DUMA management, or a jointly funded project. Contributions, school working capital and income rights are agreed separately.
Rental income
USD equivalent: $300k total property capital, $30k annual rent and $5k annual property costs give $25k net rent, or 8.3% before financing and owner taxes.
Design around the school
Agree capacity, classrooms, access, outdoor space and phased handover before construction. Specialist design and construction teams deliver the building; DUMA prepares the school operation.
Align rent and opening
Define the school tenant, property costs, fit-out, working capital and rent commencement. Phase capacity with demand and the delivery of the wider development.

Do I need to own a building already?
No. Tell us whether you have land, a building, a development or capital and a preferred market. The first conversation establishes the project’s starting point.
What does the feasibility stage cover?
A defined feasibility scope can cover demand, school positioning, fee assumptions, capacity, a preliminary operating model, capital budget and launch sequence. This is a separately scoped paid stage after the initial fit discussion.
Does DUMA carry out construction?
DUMA defines the school’s requirements and prepares its operations. Specialist design and construction teams deliver the building under the project’s agreed structure.
What determines the opening date?
Site readiness, approvals, funding, staffing and the enrolment plan. The launch schedule is set after the project has been assessed.
